Why San Francisco Tech and AI workers are Purchasing Homes in Lamorinda
Most AI and tech buyers leaving San Francisco think they are searching for more space.
They’re not.
They’re searching for more control over their environment.
That shift is why Lamorinda real estate — Orinda, Lafayette and Moraga — keeps coming up for Bay Area tech buyers right now.
Here’s what that actually means when I sit down with clients:
• Predictable neighborhoods that feel consistent day to day
• Strong public schools without constant tradeoffs
• Space to think and work without background noise
• Access to San Francisco without needing to be in it every day
But here’s the part most people don’t expect
Lamorinda is not a simple suburb search.
The Lamorinda real estate market behaves very differently than what most analytical buyers are used to:
• Pricing is hyper local and can vary significantly street by street
• Competition is still very real especially in the 1.8M to 2.3M range
• Price per square foot rarely tells the full story
Where I see buyers get stuck is trying to fully solve the market before acting.
The buyers who actually win take a different approach. They learn how the market behaves first, they get clear on their neighborhoods early
and when the right home shows up they move with confidence.
I put together a simple guide for buyers moving from San Francisco to Lamorinda:
